A Landmark Transformation for Luxury Living in Queensridge
Overview of the Redevelopment
The former Badlands Golf Course in Queensridge is undergoing a major transformation. Lennar Homes has announced a master-planned community spanning 250 acres at Alta Drive and Rampart Boulevard, designed to meet the expectations of luxury homeowners seeking exclusivity, design excellence, and access to nature.
Project Overview
-
Location:
The development is situated on the 250-acre site of the defunct Badlands Golf Course, located at Alta Drive and Rampart Boulevard in the Queensridge area. -
Housing Plans:
Lennar Homes plans to construct approximately 1,480 residential units, comprising single-family homes, townhomes, and condominiums, with a maximum building height of 45 feet and no more than eight homes per acre. The design includes a mix of housing types to cater to diverse preferences. -
Community Features:
The project emphasizes open spaces, with 98 acres dedicated to parks and recreational areas. The development will also feature private gated access, internal private streets, and a new homeowners association to manage community affairs.
Renderings released by Lennar preview modern, upscale designs with an emphasis on indoor-outdoor living, architectural detail, and thoughtful landscaping—all in keeping with Queensridge’s character.
A Resolution Years in the Making
The site has been at the center of legal challenges for years. The original developer, EHB Cos., faced opposition from the city and local residents when proposing residential development on the golf course. This led to multiple lawsuits, culminating in a settlement in which the city agreed to pay EHB $636 million. Subsequently, Lennar Homes entered into an agreement to purchase the property from the city for $350 million.
Key outcomes from the settlement include:
-
Building height and density restrictions
-
Preservation of existing Queensridge property improvements
-
No public streetlights on private roads
Next Steps
While the Las Vegas City Council has approved the development plans, construction has not yet commenced. Lennar Homes must still complete additional steps, including traffic and drainage studies, and secure necessary permits before beginning construction. The timeline for these activities has not been specified, but updates will be provided as the project progresses.
