Construction is underway at the former Badlands Golf Course in Queensridge, where Lennar is developing The Preserve, a planned residential community with approximately 1,480 homes across 250 acres in west Las Vegas.

After years of redevelopment proposals, legal disputes and uncertainty about the property’s future, site preparation has begun. Roads and homesites are taking shape near Alta Drive and Hualapai Way, according to an October 2026 report from the Las Vegas Review-Journal.

For Queensridge homeowners, this is a significant development in a story that has unfolded over more than a decade. For prospective buyers, The Preserve introduces the possibility of new construction within an established residential area known for custom estates, gated neighborhoods and luxury condominium living.

At Luxury LV Group and Queensridge Realty, we have followed the redevelopment plans closely. With construction now progressing, there is more concrete information to share about the community Lennar intends to build and the details worth watching as the project moves forward.

From Badlands Golf Course to The Preserve

The former Badlands Golf Course was closely associated with the surrounding Queensridge neighborhoods, where portions of the residential community were developed around its fairways and landscaped open spaces.

The property’s future became uncertain after developer Yohan Lowie’s interests acquired the golf course in 2015. The course closed in 2016, and proposals to redevelop the land prompted considerable opposition from nearby homeowners.

The dispute centered on development rights, land use and the proposed transformation of the former golf course into residential property. Litigation between the property owners and the City of Las Vegas continued for years, with multiple court decisions favoring the landowners.

In late 2024, the Las Vegas City Council approved a settlement intended to resolve the remaining legal disputes.

Under the agreement, the city purchased the former golf course property for $636 million and arranged its subsequent sale to Lennar for $350 million. The transactions closed in March 2025, resulting in a reported net cost of $286 million to the city.

Lennar was not involved in the original litigation. Its acquisition established a new development plan for the property, which received city approval in February 2025.

Later that year, Lennar introduced the name The Preserve, along with an anticipated 2028 arrival.

The transition from a closed golf course to an approved residential development marks a new chapter for a property whose future has been closely followed throughout Queensridge.

Construction Progress: What’s Happening Now?

In October 2026, Lennar confirmed that site work had begun several months earlier.

The initial activity is concentrated near Alta Drive and Hualapai Way, where crews are preparing land for future residential construction. Roads and homesites are beginning to take shape.

This work represents an important milestone, although it is still early in the construction process. Site preparation and infrastructure development generally precede the construction of individual homes, and Lennar has not announced a comprehensive schedule for residential releases or completion of the various neighborhoods.

The development is expected to proceed in phases, given its size and proposed range of housing types.

Lennar continues to advertise a 2028 arrival for The Preserve. That date should be understood as the builder’s current anticipated timeframe rather than a confirmed completion date for the entire community.

As construction progresses, additional information about the order of development, access points and individual residential collections will help clarify how the property will take shape.

What Is Planned for The Preserve?

The approved development calls for approximately 1,480 residential units on the former golf course property.

Rather than a single housing style, Lennar is planning a combination of detached single-family homes, townhomes and condominiums. Its marketing materials describe ten distinct residential collections, suggesting a range of floor plans and ownership options.

The community’s planned amenities include a clubhouse, swimming pool, fitness center, playground, basketball courts and pickleball courts.

The full configuration of those amenities, their locations and the residential collections they will serve have not yet been detailed publicly.

The Legacy Collection

One of the first collections identified on Lennar’s website is Legacy, a neighborhood of single-family homes featuring the builder’s Next Gen floor-plan concept.

These homes are designed with a separate living suite that includes its own entrance, living area, kitchenette, bedroom and bathroom.

The layout may be useful for multigenerational households or buyers who want additional separation within a shared residence.

As of early November 2026, Lennar has not published available homes, individual floor plans or pricing for Legacy. The builder is accepting inquiries from prospective buyers interested in future availability.

The Preserve’s broader range of condominium, townhome and detached-home offerings also remains to be announced in greater detail.

Until those plans are released, it is premature to draw conclusions about the development’s eventual pricing, lot sizes or how its individual neighborhoods will compare with existing Queensridge properties.

The Preserve’s Place Within Queensridge

Queensridge occupies an established residential area along the western side of Las Vegas, immediately east of Summerlin. Its location provides access to nearby shopping and dining destinations, including Tivoli Village and Boca Park, along with the recreational opportunities of the western Las Vegas Valley.

The area’s residential character has developed over several decades.

Queensridge includes custom estates, guard-gated neighborhoods, townhomes and luxury high-rise residences at One Queensridge Place. Architectural styles, lot configurations and property amenities vary considerably across the community.

The Preserve will introduce new construction into this established setting.

That distinction is particularly relevant to buyers comparing properties. An existing Queensridge home may offer mature landscaping, an established streetscape and a location whose immediate surroundings are already developed. A newly constructed home at The Preserve may offer different floor plans, building systems and community amenities, depending on the residential collection.

The location of an individual property will remain an important consideration.

Queensridge homes differ in their relationship to neighboring residences, streets, former golf course land and surrounding open areas. Those details can influence privacy, views and how a property is experienced from its outdoor living spaces.

As The Preserve progresses, the approved site plans and subsequent construction details will become increasingly useful for evaluating individual properties throughout the surrounding neighborhoods.

What Existing Queensridge Homeowners Should Be Watching

The Preserve’s development will unfold over time, and its relationship to existing Queensridge homes will vary depending on location.

For homeowners near the former golf course, one of the most useful steps is to understand what is planned on the land closest to their property.

The location and height of neighboring buildings, proposed landscaping, perimeter walls, roadways and access points may all affect the surrounding environment.

Construction activity is another consideration. As additional portions of the property are prepared, homeowners may want to follow changes to construction access, road conditions and the timing of work near their neighborhoods.

These are property-specific questions. A home directly adjacent to future construction will have different considerations from a residence elsewhere in Queensridge.

How Could The Preserve Affect Existing Home Values?

It is too early to determine how The Preserve will influence property values throughout Queensridge.

The development will eventually introduce additional housing inventory, but the impact on any existing home will depend on several factors, including its location, condition, architecture, lot characteristics and the types of residences Lennar ultimately builds.

The Preserve’s pricing will also be relevant once it becomes available.

For homeowners considering selling, the most useful approach is to evaluate their property against current comparable sales while accounting for its particular setting and any confirmed nearby development plans.

For buyers, understanding the surrounding land use and future construction is part of evaluating an existing Queensridge property.

We would be cautious about assigning either a positive or negative effect to the development before more information is available.

Buying at The Preserve: What Prospective Homeowners Should Know

Buyers interested in The Preserve can currently register with Lennar for future community information.

However, an interest list is not the same as an active home release. Publicly available information does not yet establish which floor plans will be offered first, their prices, the locations of individual homesites or anticipated delivery dates.

Once sales begin, buyers will have more specific information to evaluate.

For detached homes, lot placement and the relationship to neighboring properties may be especially important. For condominiums and townhomes, buyers will also want to understand building configurations, common areas and the responsibilities associated with each ownership structure.

Community assessments, included amenities, builder warranties, available upgrades and contract terms will be important parts of the purchasing decision.

Buyers should also consider how a proposed home compares with existing properties in Queensridge and nearby Summerlin communities.

A new construction purchase involves decisions about floor plans, finishes, construction schedules and builder agreements. Having independent real estate representation can help buyers evaluate those decisions alongside other available housing options.

Luxury LV Group’s Connection to Queensridge

Our relationship with Queensridge extends through the brokerage we call home and our direct experience representing buyers and sellers in the community.

Carla Redmond, managing broker of Queensridge Realty and a member of Luxury LV Group, has worked in Southern Nevada real estate since 1996. Her experience includes luxury residential sales, brokerage leadership and development-related real estate work.

Our recent Queensridge transactions include two properties that reflect the area’s established luxury housing market.

In May 2026, Carla represented the seller of 936 Granger Farm Way, a single-story residence in guard-gated Queensridge that sold for $1 million.

Earlier in February 2026, she represented the buyer of 9312 Provence Garden Lane, a 4,700-square-foot residence that sold for $1.7 million.

These transactions have given our team direct experience with the properties, residential settings and purchase considerations that distinguish Queensridge.

That experience is particularly relevant as The Preserve progresses. Buyers evaluating new construction will want to understand the existing community, while established homeowners may have questions about nearby development and how their properties compare with other homes on the market.

We approach those conversations with knowledge of the local housing inventory, recent transactions and the development information currently available.

What’s Next for The Preserve at Queensridge?

The next significant announcements will likely concern the residential collections, individual floor plans, pricing and anticipated sales releases.

Additional construction activity should also provide a clearer picture of the development’s layout, neighborhood boundaries and infrastructure.

For now, the confirmed milestones are substantial: the former Badlands property has changed ownership, the city has approved Lennar’s residential development plan, and site work is underway.

The Preserve’s advertised 2028 arrival remains the builder’s current timeframe, with individual construction and sales schedules still to be announced.

We will continue following the project as new information becomes available, particularly the details that affect existing Queensridge homeowners and buyers evaluating properties in the surrounding area.

At Luxury LV Group, we know Queensridge through our work in the community and our connection to Queensridge Realty. If you’re considering buying or selling a home in Queensridge, or would like to discuss The Preserve and the available housing options nearby, we welcome the opportunity to help.
