What Does It Mean When the Founder of Zillow Moves to Las Vegas?

June 24, 2026 by Luxury LV Group

Luxury home prices tell part of the story. The people choosing to move here tell the rest.

A recent report from Realtor.com ranked Las Vegas among the nation’s most resilient luxury housing markets, retaining more than 81% of its pandemic-era luxury price gains. While many luxury markets have seen a significant pullback from their peak values, Las Vegas has held onto most of its appreciation.

Around the same time, another piece of news caught our attention.

Rich Barton—the billionaire entrepreneur who founded Zillow, Expedia, and Glassdoor—has reportedly relocated from Seattle to Las Vegas.

By itself, one move doesn’t define a market.

But it does raise an interesting question:

What is attracting successful entrepreneurs, executives, and business leaders to Las Vegas today?

Las Vegas Has Evolved Beyond Its Value Proposition

For years, Las Vegas was often described as an alternative to California.

More space.

Lower taxes.

Lower home prices.

That value proposition still exists to some degree. Realtor.com recently noted that buyers in the $1 million to $2 million price range generally receive substantially more square footage in Las Vegas than they do in many coastal luxury markets.

But the luxury market today feels different than it did five years ago.

If buyers were simply chasing lower prices, we would expect luxury values to have given back much more of their pandemic gains.

Instead, Las Vegas ranked among the strongest luxury markets in the country for price retention.

That suggests buyers are finding value beyond the homes themselves.

The Rise of Lifestyle-Driven Luxury

The pandemic accelerated a shift that continues today.

Many high-net-worth buyers no longer need to live near a traditional corporate headquarters. Technology, remote work, and evolving business models have given people more flexibility in choosing where they want to live.

As a result, lifestyle has become a much larger part of the luxury conversation.

Buyers increasingly prioritize:

  • Outdoor recreation
  • Wellness and fitness
  • Travel accessibility
  • Privacy
  • Climate
  • Community design
  • Quality of life

These are areas where Summerlin continues to stand out.

From its extensive trail network and Red Rock Canyon access to new developments in Summerlin West, the community has spent decades building an environment centered around how people actually want to live.

Why Summerlin Continues to Draw Attention

When we work with relocation buyers, the conversation rarely begins with square footage.

It often begins with lifestyle.

They want walkable neighborhoods.

Mountain views.

Access to trails.

Outdoor dining.

Community events.

Golf.

Fitness.

A sense of connection to the surrounding landscape.

Many of the investments we’ve written about recently—from the Red Rock Legacy Trail to the continued expansion of Summerlin West and communities like Astra at La Madre Peaks—reflect those priorities.

These are not short-term market trends.

They are long-term lifestyle investments.

Luxury Buyers Are More Selective Than Ever

One important distinction often gets lost when discussing luxury price growth.

Today’s buyers are not buying everything.

They’re buying the right things.

Inventory of million-dollar homes has increased significantly compared to pre-pandemic levels, giving buyers more choices than they had several years ago.

As a result, buyers have become more selective.

Location matters.

Views matter.

Architecture matters.

Outdoor living matters.

Community matters.

The strongest luxury homes are still commanding attention because they align with how buyers want to live today.

The Bigger Story Behind the Numbers

The most interesting takeaway from Las Vegas’ luxury market may not be that prices increased.

It may be who continues choosing to move here.

When founders, executives, entrepreneurs, and business leaders decide where they want to live, they have options.

The fact that Las Vegas continues attracting those buyers suggests something larger is happening.

The city is evolving.

And communities like Summerlin are playing a major role in that story.

For homeowners, that helps explain why the luxury market has remained resilient.

For buyers, it helps explain why so many people are paying attention.

And for those already living here, it may simply confirm what they’ve known for years: Summerlin offers far more than a home. It offers a lifestyle.
